7 Signs of a Crawl Space Moisture Problem

Musty smells, cold floors, sagging insulation and condensation can all point to moisture under the house. Here is what each sign means.

Key takeaways

  • A musty smell in the house often starts under it.
  • Cold, soft or cupped floors point to moisture, air leaks or both.
  • Sagging insulation, condensation and rust are visible warning signs.
  • Moisture readings turn a hunch into information.

Signs you can notice from inside

A musty odor that gets stronger in summer, floors that feel cold or spongy and hardwood that cups or gaps are common clues. Doors that stick in humid weather can also be a sign that the wood in the framing is taking on moisture.

Allergy flare-ups that ease when you are away from home are another, because air under the house rises into the living space through floor gaps.

Signs you can see in the crawl space

Fiberglass insulation hanging from the floor, dark stains on joists, rust on nails and ducts and condensation on pipes tell a story. So do white mineral deposits on the foundation walls and mud lines on the piers.

Bare dirt that is dark or wet, and plastic that is torn, buckled or missing, mean the ground is releasing moisture into the space.

What causes it

Moisture comes from the soil, from outside air through vents, from roof and yard water running toward the house and from plumbing leaks. In a Middle Tennessee summer, humid air entering a cooler crawl space condenses on wood and metal.

Often more than one cause is at work, which is why fixing only one source can leave the problem in place.

What to do next

Take photos, check that downspouts discharge away from the house and, if you are comfortable, look into the crawl space with a good light. If you see standing water, mold or sagging, call for an inspection.

A measured assessment of moisture in the wood and the air gives you a baseline and a plan.

Quick answers

Is a musty smell always from the crawl space?

Not always, but the crawl space is a common source. A moisture check can tell you.

How much moisture in wood is too much?

Wood that stays above a safe moisture range for a long time can grow mold and rot. We measure with a meter and explain the readings.

Can I just run a fan?

Fans move air but do not remove moisture, and they can bring in more humid air. Sealing and dehumidifying are more reliable.
