Moisture

Should You Close Your Crawl Space Vents?

Foundation vents were meant to dry out crawl spaces, but in humid climates they often bring moisture in. Here is when closing them helps.

Key takeaways

  • Vents let in warm, humid air that condenses on cool surfaces.
  • Closing vents alone is not enough; the ground and humidity also need attention.
  • A sealed, dehumidified crawl space stays steadier than a vented one.
  • Fuel-burning appliances in the space need a safe air supply.

Why vents were built

Building codes once required foundation vents on the idea that outside air would carry moisture away. It works in dry climates and in cold weather, when air is dry.

In Tennessee's humid summers, though, outside air carries a lot of moisture, which is why the same vents can make the problem worse.

What happens in summer

Warm, humid air enters the crawl space and meets cooler surfaces such as ducts, pipes, wood and the soil. Moisture condenses on them, wets the insulation and raises humidity in the whole space.

That damp air then rises into the home through gaps in the floor, along with whatever odors it picked up.

What to do instead

Seal the vents with rigid foam or insulated covers, cover the ground with a liner and add dehumidification or conditioned air. Together, these keep the space dry in every season.

Closing the vents without covering the ground or controlling humidity can trap moisture instead of stopping it, so the pieces work best together.

Special cases

If a gas furnace or water heater sits in the crawl space, it needs a dependable supply of air and proper venting. A professional should review the plan before openings are closed.

Spaces with active leaks or flooding should have water problems corrected first.

Quick answers

Is it legal to close crawl space vents?

Codes have changed to allow sealed crawl spaces when certain steps are taken. We follow local requirements and explain what applies.

Should I open vents in winter?

Opening them is not needed in a sealed space. In a vented space, cold air can freeze pipes, which is another reason to seal.

What about radon?

Sealing alone does not remove radon. Testing tells you whether you have a concern, and a vent pipe and fan can remove the gas if needed.
