Crawl Space Encapsulation

Traditional crawl spaces are vented to the outside, which in Tennessee means warm, humid summer air moving into a cool space where it condenses on wood, pipes and insulation. Encapsulation closes that loop by sealing the ground and walls and managing the air inside.

We encapsulate crawl spaces for homeowners in Nashville and across Middle Tennessee. The space is cleaned, drainage problems are corrected, a reinforced liner is run over the ground and up the walls, seams and piers are sealed, and humidity is controlled so the space stays dry.

What you get

Done right, from the first walk-through

01

Reinforced ground and wall liner

A continuous, heavy-duty liner covers the soil and runs up the foundation walls.

02

Sealed seams, piers and penetrations

Overlaps are taped and edges are fastened so moisture cannot creep underneath.

03

Vents closed and air managed

Foundation vents are sealed and the space is dried with proper humidity control.

04

Prep before the liner goes down

Debris is removed, the ground is leveled and drainage issues are handled first.

FAQ

Common questions about encapsulation

What is the difference between encapsulation and a simple vapor barrier?

A vapor barrier covers the ground. Encapsulation covers the ground and walls, seals seams and vents and controls the air, which creates a sealed space instead of a covered one.

Do I still need a sump pump or drain?

If water enters the space, yes. Encapsulation controls moisture from the ground and air, but liquid water needs a path out, so drainage is handled first when it is a problem.

Can an encapsulated crawl space be used for storage?

A clean, sealed crawl space is usually a better place to store things than a damp one, but keep items off the liner on shelves or pallets and avoid anything sensitive to temperature.
