How do I know if my crawl space has a problem?

Musty smells, cold or soft floors, sagging insulation, standing water, condensation on pipes and visible mold are the usual signs. An inspection with moisture readings and photos tells you what is going on and what to do first.

What is the difference between a vapor barrier and encapsulation?

A vapor barrier covers the ground. Encapsulation also covers the walls, seals the seams and vents and controls humidity, so the crawl space becomes a sealed, dry part of your home.

Should I close my crawl space vents?

In Tennessee's humid summers, open vents often let in more moisture than they remove. Sealing them works best together with a ground liner and humidity control, and any gas appliance in the space needs a safe air supply.

Do you deal with water in the crawl space?

Yes. We install drains, sump pumps, battery backups, French drains and downspout lines, and we remove standing water and dry the space. We also check the roof and yard so less water arrives in the first place.

Can you repair sagging or bouncy floors?

Yes. We find what has failed under the floor, then add support piers, sister damaged joists or replace beams, and lift the floor gradually where that is possible.
